@Jean Pierre Assaad now that the market has climbed since the 2008 crash, there are not many markets that are under $50K properties that are not high risk areas. ($50k meaning all in price after repairs).

Yes, absolutely.... that clause is in my lease... it's a 3 day notice to vacate in Texas.... i was just trying to give him a reasonable chance of getting somewhere else... as well as keeping his temper down since i do fear for the safety of my other tenants... one of whom just moved in tonight as the sheriff arrived...
