Aside from offering this as a benefit to outstanding tenant prospects.So, you think a GOOD tenant will break a lease and accept a judgement against them that may follow them as a lien, gaining interest all along, and nixing their hopes of buying a home for years unless eventually paid off?

@Max Emory would you accept a profit and loss statement from an old desktop for taxes instead of requiring someone to pay for QuickBooks?

Everything looks great, the cars in the neighborhood look acceptable class B.

But most sellers and realtors also will not deal with 1 in 1000, meaning they will not accept your offer.

The selling agent and buying agent is actually working together for price discovery LOL rather than servicing their buyer/seller, it's just well, oh well we know it and we just accept it.

Note in a decent appreciation market I may accept this cash flow return but I would still need to have leverage to magnify the return.  

The funding fee increased, but I think that is an acceptable payoff.
