Keep in mind that DSCR loans are how most investors have scaled. whether its residential DSCR or commercial DSCR at 5+ units. personally, i like them better. few reasons why:1. seasoning period is only like 10-30 days vs 60days going conventional2. seller max contributions DSCR is 3-6% where conventional its only 2% max3.

Building small units in small counts is expensive development.  

@Kyle McVay I self-managed my first 5 units and then transferred all new units to a PM.

It sounds like you have an un-permitted unit, which is essentially always a risk since there has been no notice to the AHJ that it exists and they can therefore initiate a code case to have it removed in most cases.

Am I correct in thinking that with the two units vacating soon, the property will be entirely vacant in 2 months if you also move out?

There was quite a bit of unused land and the zoning gave me some flexibility if I wanted to expand various aspects of the property.Also the self storage units were all below market rent and the seller was willing to finance at a decent rate with a 5 year balloon.

Since Airbnb remits at the state level when I see high numbers (or low) of what I am remitting for other OTAs/direct I then drill down to make sure listings are optimized on all channels.
