I have been through 4 banks, 2 credit unions, and 2 mortgage brokers now and none of them will allow the seller to carry. 

It just seems uncanny that the credit union has better rates and better terms.

You will have to find a local bank or credit union.

For now, I have been focusing  on analyzing MFDs in Union County.

I have been pre-approved, but from a credit union which did let me know my max number just if they would approve me for a $170,000 home I was looking at. 

A few days later I hear that the Senior Underwriter has my file and is "asking for more information" 4 letters including 2 more from my local union in Miami later and she denied my loan.

Race, Disability, Age, Gender, Familial Status, Military Status & Religion.

These are questions you have to negotiate with your loan officer.Don't forget your own credit union.
