First of all when we opened up a lot of walls we noticed there was a lot of water damage and we had to replace a lot of rotten wood along with all new insulation on exterior walls and a lot more sheet rock then we anticipated.

I put new tile flooring throughout, added a closet to make a 3rd bedroom, new appliances, new paint, new counter tops, refinished cabinets and added new hardware, gutted and updated bathrooms, landscaped outside plus lots demo, fixed a roof leak, sheet rock work ect.. for $13,500.

But, be sure you either hire a rockstar PM or take the time to learn the rental business really well yourself or you will learn a second expensive lesson.If not, my suggestion would be to drop the price aggressively to minimize your losses.
