Does anyone have any good options that are safe and won't break the bank?

You will need two years of your 1099 documented income to qualify for a loan as a 1099 employee, both years of taxes complete for them to formally pre-approve you most likely.You need to bank as much money as possible.

No bank, agent, survey, appraisal, etc.  

The REO bank had loan officers at the auction and approved a $180K mortgage. 

I guess I'll just follow up real quick - I did indeed just setup another mailbox, labeled them "A" and "B", and for the last 4 years I've never head any problems.Is your tenant able to change their address to unit B in other places like banks etc.

We review three months worth of bank statements (with scrubbed account numbers) to verify income and their financial health as well.

Are you actually producing income or did you fall for the TikToks that tell people to open an LLC and banks will throw money at you?

After a transformation, I import information from Stessa (it auto-injects info from banks) into a relational database, run a few queries, and then do a cross-tab query to bring it all together into a report. 

I accept advice on how to proceed, whether the best move is to ask for a loan from the bank or look for a lender or wait until I have more money.
