The key is to invest wisely and not assume that how/where/why you invest in 2006 is the same as in 2013 is the same as 2019.Just like with evolution:  Adapt and thrive, or refuse to adapt and perish.

Never be afraid to set it up like you want it set up, just be aware that may not be preferred for your tenants so you will have to "train" them like @Thomas S. indicates or adapt to find your sweet spot.

They get offers from buyers they can't turn down and sell to 1031 into something else.Most properties if you sell with 7 years or more left on primary lease term you generally can still find good loans for them.Over the years developer costs and rent rates per sq ft tend to be much higher (labor, materials, legal fees,) so new development can't compete with lower lease rates of existing older building for adaptive reuse.
