I was hoping that with a schedule E, free and clear assets, and enough cash, I wouldn’t need a w2 type to accompany my financial statement. 

Currently bird-dogging 5 units + rental units to my big network of investors. 

This little town is on the coast and a lot of my clients are either snow birds in the winter time or families out of Atlanta in the summer.There are a lot of things to be careful of and below are a few1) Most all of your tenants will be lower income.2) You have to be tough as nails, if they cant pay they have to leave and i suspect you will be left with a problem on your hands.

If the finance offer is higher, then the seller has a choice to make, ie, bird in the hand... 

A few ideas include but are not limited to offering to be a bird dog and taking pictures for investors that do not have the time to visit properties.

I've got a pretty good idea, I think, but I would really want to find someone that I can have to accompany me or accompany them on walkthroughs with me whether that be a contractor or a local investor that just has some spare time. 

How do I send a list to an investor and know if they closed on the deal or not?

The fun thing was it was accompanied by about 35 DEA, SWAT, and undercover police swarming the entire complex to catch “the guy” who came to pick it up.

So early bird gets the worm kind of thing.
