Tie ins to the existing house are difficult to predict and quote until the house is torn apart, so a lot of contractors will not quote it, and the ones that do either quote it high to account for problems, or leave open ended clause in their contracts to compensate them for unknowns.

I still think three months is a good amount, because you have to cover yourself in case things don't work out as planned, but at least you would not be having to save enough money to cover an unknown amount of time with out any income at all (and it would also make renting a place a whole lot easier).Good luck with your plans.

I would really like more details on the property to give you advice. 250+ Dom is usually a sign of serious issues with a property, investors won't let good properties sit that long.If you can supply details like purchase price, rehab cost, ARV, time frame to rehab and so on we can give you better advice.Are you nervous about unknowns, or because your using family money?
