I am not going to move into a dormitory style house and raise my two year old in a location with poor schools and incredibly dense housing, unless I have no other option. 

They have equity in a property or two and are hesitant to deploy it.Other investors I have worked with have found if they deploy this equity into a newer property as 25% down payment, they are able to find deals that work very well. 

The two 4-bedroom units even have two full-size washer and dryers each! 

Do a 1031 exchange and buy two replacement properties - one for $250K cash and one for $250K using the remaining $50K of proceeds as your down payment.Once this is done your 1031 is complete.
