I have some experience but with your response, I refocused to the fact that success in all real estate projects are a result of working some variation of a system you already have.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Just search around and don't be afraid to do a trial run with a company before fully committing.

I have bids from 3 contractors so far and am getting big variations between contractor quotes.Wondering what the approximate costs are in Central PA region.1) Roof replacement(including front and back porch roofs) is 22 square ( got quotes ranging from 7,000 to 13,000 $) - how much should I expect to pay2) Flooring -  approx 1700 sq.ft of LVP plank flooring after removing carpet ( from 3600$(material separate)  to 7800$( material included)- how much should I expect to pay 3) The home is grounded to plumbing i think ( its constructed in 1960s). 

There is plenty of variation between appraisers, so the Turnkey doesn't want to renegotiate if it comes in lower than asking price, but they do give an out for you if their estimation of at least $120k was way off.  

She was getting through a divorce, so we were under the understanding that there was no one else.Do you use those initial month almost as a trial period, and if things work out you convert them to a 12 month lease?

Should I take the plunge and invest in a non-primary residence property and essentially learn through trial by fire?

If you are:- Are they checking only your Profit & Loss, Balance Sheet and Trial Balance and filing the tax return? 

It's been all trial and errors far and still looking for the right owner/seller to close my first deal!
