I too am looking for my first deal and have seen quite a few for under $350k in Fresno 3 bed 2 bath.Would it be over $400k what it is all said and done?

We've targeted STRs in other areas based on factors like ensuites in every room vs the actual number of bedrooms, so size wise is less of a factor in our search. (2-4 beds, would be the range). 

-Go to bed at 10pm every night, wake up at 6am every morning. 8 hrs sleep.

Best investment in my business I’ve done besides good quality beds.

Even worse one of the rooms where the windows were nailed shut was a theoretical kids room with 2 bunk bed sets.

I would do what makes you sleep better at night, not what some fella on the internet tells you to do.You can read what they have to say, but they aren't going to bed with your stress, your problems, your goals, and everything in between.

The kitchen was void of appliances and torn up mattresses in the bed rooms.

Plan is for year-round STR, conversion of 1/2 the garage to ADU to double heads-in-beds and add flexible living space too.

I'd include:Development and design.PermitsStreet and walks.Driveways and foundations (for garage and house without basement)Utilities stabs for sewer, water, gas, power, cable And any other factor I'm forgetting.Thank you. you need beds, baths, finish level, truss designs, utility info, density info, etc etc there's way too much here to help get any help to you
