I made a few mistakes as I felt guilty that I was not around to help so was more than accommodating for additional perks (pest service contract, allowed reimbursement for spoil food when refrigerator has issues, professional carpet cleaning at lease renewal and a few more).

This would include, for instance, an emergency repair on a refrigerator a tenant has to have done while you are out of town.

At $100 per month positive, using numbers that look to be a little low, a refrigerator will ruin your year.

I believe it's more likely that the compressor oil leaked into the refrigerant lines.  

For appliances I am thinking I would supply the oven and dishwasher, leaving the refrigerator for the prospective buyer to purchase.

People are human, and even those of the best intentions end up with broken refrigerator handles or hot oil from a pan on the floor.

At night, at least once a week .... people come and dump everything from garbage, to refrigerators, to couches around my dumpster area and sometimes in the carport. 

.)- Repaint the entire interior with white paint(along with some drywall repairs)- Remove and Replace appliances (Refrigerator, microwave, oven & dishwasher)- Replacing garage door opener, cleaning leaks, Fixing door trim & side vinyl etc.I am looking for good contractors for this project.

Each room comes with wifi, small refrigerator, a bed, dresser and medicine cabinet.
