@Stephen J Davis I have been searching for my second rental almost 7 month seen over 100 properties most them either need new roof nor have old electric tube and need major updater all of those above also is in a very bad area. i feel because I'm still new to investing haven't met an agent that can help me get deals that's under market price and if it under market price. i know that you make money the day you buy been hearing so much season investor saying "rather jumped in and learn then sitting on the bench I'm tore between want to get a good deal or just get in and learn.

Like Everyone I am just hoping that this vaccine that is on its way gets here and we can start to build back. we need:Airlines to be healthyTravel industry to be healthy so folks can travel and take vacations.Restaurant business and all those that support them.. from farmers to vintners pots and pans and of course the staff.So as it relates to real estate available credit and super low rates have kept it from crashing on the SFR side and as long as that remains I personally dont see some huge event like 08 to 2011 in the SFR space..

If you rehab it and you'll be over market value, then it's a why bother.As a buyer, you don't pay commissions so why not add bench strength by finding an investor focused realtor who has sold a lot of properties for flipping and bring that expertise into making the best decision.Real estate investing is a complex business.

Only assets makes it tougher because lenders want to see steady streams of recurring income to pay for loans rather than just a pot of money sitting there that can be (theoretically) depleted any time.
