Use your own title company or attorney, and pay all closing costs and title insurance yourself.While a lot of people think #1 is the better option (less money out of pocket), I highly prefer #2, for several reasons:-  For me, it's actually cheaper, since my closing attorney charges so much less than bank's attorney, the savings outweighs the cost of the title insurance and other closing costs the bank will pay.-  The closing is MUCH faster, especially if your closing company pushes on the bank's closing company.
