I know technically that unless the estate falls under the jurisdiction of the probate court it is not a official probate lead.

I estimate at least $5,000-$7,000 of repairs inside the property for flooring, drywall and ect.This is why I am curious about the roofing and foundation issues being fixed for approximately $8,000...Also, would it be wise to take a contractor along after the inspection (the official inspection) to give me an estimate on the repairs?

Welcome to BP Nation Jason.Your question is difficult for me to answer simply because it is hard to say when the official day was that I started looking for a deal, but dont be surpirsed if it can take you a week, 6 weeks, or 6 months.The key is that you get educated, then apply that education without letting fear stop you.
