However, there's obviously no guarantee in what they'll find... so - how do folks mitigate the risk of the 2k-5k loss when looking to purchase a new property for a plan like this?

IN practice during the GFC banks did not do this.. just like they had a gov. mandated moratorium on 1099C debt relief filings... now though that is done and that is a rude awakening to many folks who think they can just walk.

At this point with my network and contacts i have really good deals at my desk many times but i have no capital to buy them and i kinda hate it, just wanted to pick the brain of the experienced folks here, should i raise capital and include other people and help them get 8% cash on cash and be partners and if so how and from where as i have never done this before?

They bought one note and of course its NPN to start cant get it performing and having to deal with the servicer and they send me the laundry list of everything they have to do and they quickly realize holly cow this is a ton of work for a small investment with little to no upside by the time they put all those hours into it and risk basically getting some house back half a country away  :)…  So folks jump in but then reality sets in..

Hi folks,My wife and I have a construction to permanent mortgage loan on land+home where we intended to build.Unfortunately, we found out that unexpected foundation work due to soft soil would likely make the project use triple our contingency reserve before even breaking ground.We are exploring our options on how to transfer our current financial obligations for this construction loan to some other loan offering (as moving forward with the project is now too financially risky).

Even if you have good folks on the ground to help you out, you are going to be making trips to take care of things that those people are unlikely to do, not the least of which is risk management:  Making sure your property is safe for guests, inside and out.

A lot of other folks take a wild guess and get lucky, but you got stuck.
