So maybe keep that in mind when crafting and sending your letters too.

It's always advertised as a bonus shop room/mancave or craft room whenever I've rented it out.

It would go beyond statewide law crafted during the pandemic that says renters can be evicted for just cause, such as lease violations.

And without question, I would memorialize the partnership into a formal agreement that can be crafted by your real estate attorney. 

All that to say, what follows is merely my opinion and not fact.What helped my journey is crafting my vision (10 year goal).

There is no substitute for committing the time necessary to learn a craft...something a mentor can't do for you, it's got to be a burning desire inside you.

We crafted it for a reason.As @Waylon Zook said, get 2-3 bids and go with the one you trust the most based on references and perceived competence.

Arguing on BiggerPockets is not worth your time, look straight ahead, perfect your craft and all of this noise will fade eventually ;)
