I.e. let's take out the $60k of additional money you pushed into the mutual fund over 5 yrs (not accounting for the compounding return on it) and your mutual fund at year 5 is at about $150k vs RE at $283 (when you add in your initial equity that is not currently represented in your numbers).

Capex, because if you don't budget for a roof, but need to replace it, you just spent the next 3 yrs of free cash flow, and unfortunately a new roof does not increase the value of your property much, if at all.Tenant because in my experience, rougher neighborhoods generate more turn over and higher turnover costs.
