Per home it goes away with one ac unit, or new roof, or a month of vacancy at each property, especially with unit turns. 

This has put a cut on our cashflow and we have had some major expenses, like a new roof,  water heater, bathroom remodel, and kitchen remodel all done at the 3 bed house.

Then the following year I got a nice house that needed a new roof, siding and some interior repairs from the water that leaked in.

Brand new roof and each unit is good in terms of renovations. water heater from 2017. only concern is HVAC system is 14yr old, that’s the only potential cost that i see that could occur within the next 3-7yr.

At one point a plumber checking a toilet leak identified subfloor damage requiring the bathroom floor to be taken up and repaired.

Lot of young people living at home with parents looking to get out from under parents roof. 

I'm having a hard time finding contractors who can handle the framing portion of the project (flooring joists, laying subfloor, walls, roofing system) who aren't also general contractors.

hello group, I am actually a contractor in dallas/fort worth area and help commercial clients in the insurance restoration industry, we pretty much make there insurance companies pay for new roofing, siding, etc whatever applies. 

If I'm doing a mostly cosmetic reno on a home including a new roof, what order should I tackle task?
