You can say that's not fair, why would you be held liable for the dog bite etc and most people would agree with you.

Here are some of my thoughts:- charging the full mastermind to this property is not fair to this property.  

And yet I would bet that any property that's not brand new or fairly new, will have some items that could fall into this category.

You've probably heard of big Landlords losing property, but only because they were flagrantly violating Fair Housing, running a slum, or otherwise violating the law in an egregious manner.

That's a fair housing violation.

That being said, I have a fairly low opinion of gurus in general, especially ones that describe themselves as "academies."

You will likely see a fairly standard band of costs for comparable services.  

I currently live in Southern California but am looking to dip my toes into real estate investing via purchasing a rental investment property in Kansas City (I have roots there, visit fairly often, have real estate connections there, etc.).

But I didn't get a single lead where someone would go from 125% to 50%-65% of ARV (which is usually a fair cash value when you account for the repairs).

We have submitted fair offers considering the condition of the property (sellers don't keep up with the maintenace and repair as they should, for a property that they are going to lose and get no money only some debt relief.)
