A blueprint is good, but when you say "Goal is to try for 8-10 Properties and try to leave my W-2 in 3-5 years" that often makes people rush to achieve the door count and in doing so, bad decisions are made.If you think more holistically about your journey, you will stress less.

If you're a wholesaler, one much understand that a rising tide raises all ships.

This is the best entry point for a first time real estate investor because you will live right next door to the units while also managing.

The rest is luck: did it rain that weekend and did we have the right buyers walk through the door, to push the winning offer just the last bit.. you can't control that.

There isn't any role in multi-family rentals below a couple hundred doors that requires two persons in charge.But when the starting stalls gate opens and the horses come out, there is only one jockey on the horse.

Not sure if you need to be licensed to use the service but its worth a peek.You might also consider paying someone else (relative, neighbor, etc.) who is trustworthy and can just open the door for the open houses. 

Maybe sell the mountain houses and keep the other two that way you are keeping your foot in the door with appreciation but getting rid of the hassle of the mountain houses.
