If I was light on cash, I'd at least look into getting a line of credit, if possible, rather than wait unitl after the roof caves in or whatever.Also, I would just squirl away 100 percent of all rent proceeds after actual occured expenses and debt service until I had 6 months reserves.

The only thing worse than overpaying for a property is being saddled with the issues now and having over leveraged debt versus the rents you are getting after repairs.Better to wait for a better property to come along then cave in and get over attached to a property.

If you are buying one house ever, then try to negotiate commissions, if that agent caves, and takes little to nothing, then you've found a pretty poor negotiator, and should probably hang up the phone and call the next guy.
