We're looking for either a duplex (larger lot preferred) or a SFH (3B2B preferred), aiming for a rehab budget of under $50K.

The tenants know the mini split is their best bet for controlling temp on their side, but they do not want to not pay for the energy to run it and would prefer the gas gets used (gas is included in their lease.) 

Occasionally, I speak with investors who prefer additional language stating what would happen in a scenario where they find their own property.Does your buyer agreement specify what happens if you find a seller directly?

I took a look at the listings on their website.Most of their inventory is 30+ min from the 'downtown' area.Seems like they charge $400 - $600 a bed in Dallas and Houston + a move-in fee to the guest.It would be interesting to know what their management fees are.You should be able to make money based on those numbers if they have a nice occupancy rate.I personally wouldn't rent from there because I prefer my own space but there are definitely people out there that like to save a couple hundred on rent or even enjoy having roommates(Company) around.Best of luck!

Conversations with a person land so much better than a message thru FF.Also it is helpful to know that most Corporate Housing companies or Insurance Agencies that are trying to find housing for their customers and reach out to you, they do finds leads on FF.  

Maybe I would be making more money off it if I did but I prefer to be upfront, it’s not easy. 

Thanks for your revert, @Nicolas Coulter - Apparently we do not prefer going the HELOC route and were hoping if there are other options out there?

And my feeling is for MOST people Solo 401k is sufficient to meet their needs, and an actuary creating a custom plan is “overkill”.
