Sure maybe someone else gets to retire early or send their kids to college off your extra work but you could just write them a charity check instead. 

A charitable remainder trust is fine if he has a particular affection to a charity.

Listing agents act like it's an act of charity to accept an offer with reno financing, so it "had better" be the highest offer, or the agent might just "misplace" the offer without even presenting it to the seller.

I haven’t looked in the last few years because my path has taken a different route but I know when I looked it was illegal unless you were specifically licensed as a sober house, charity or some other organization.
