When we list and rent the unit, my fee is 1/2 month and the rental side is 1/2 month, but paid by the renter in NJ.I would not sign anything that they get a cut if the tenant buys the place.

The numbers don't work if I'm only using rent for 1 side.

I will be making $55-$60/h by the time I’m certified at 21/22.I am also looking into side hustles to increase my income such as flipping cars, reselling etc.As of right now I have around 8k saved, and 5k invested in stocks.Obviously I cannot buy a property with just a few grand right now, but basically I just want to ask for any advice or tips you would give to me or your younger self when you started.I usually listen to audio books on personal finance and business while working instead of music to further my knowledge.Any sort of advice is welcome, books, podcasts, methods to learn about.

Really appreciate the reply.The two duplexes (as it sits) is definitely more of a viable argument from their side in my opinion. 

For some context I have completed 3 BRRR's and brokered dozens of deals to investors both on the buy and sell side.

Just a side note.. houses in Cupertino that were built in the 50s and 60s many times had NO insulation they just put in two furnaces :) And as you noted they sold for 15 to 25k.. in those days I still remember late 60s when they were crawling up to the 50k mark..
