One of the things I was shown to do is use site-specific email accounts.If you have a web server that provides an email account, you can generally specify a "general" account or some such thing, where all emails go if the user name can't be found.

If you you find a listed property that will server your needs with an agent - make sure you low ball your offer and make it subject to a satisfactory 1031 exchange.You letters and calls to property owners should be direct - "I am writing to you because I am selling my property and I need to find another like kind (investment building) in order to save capital gains - I am doing a 1031 Tax Deferred Exchange, because of the 1031 exchange I am paying cash.

I made the mistake of not doing so and it cost me three weeks.Other things I learned at least in Cobb: sheriff takes longer to serve than a licensed process server but costs the same, filing by Internet slows the process better to go to the courthouse, demand does not have to be a three day.
