Being an agent while investing can certainly save you some money, but it is not a necessity and shouldn't be looked at as a barrier to entry.

257, 259 and 261 Wilbur ray ave long branch NJ, it gets better, the town eminent domained the the 3 properties, initial numbers were 257 $120,000, 259, $140,000, 261 (empty lot $40,000, total thus far $300,000 then I offered a attorney friend of mine 50% to up the offer,  I paid $5,000 for a MAI appraiser (to match the credentials of the city's appraiser, attorney's necessity) and he upped the offer by $80,000 that we split making the total $ 335,000 net.
