@Travis OglesbyGet an attorney to write up the agreement between people whose it as it will list maintenance requirements, putting money aside for repairs etc and who does what.You will need to get everyone to agree as well.

Plus let's face it: it's a bit hypocritical to complain about tax incentives as real estate investors because we get a lot of tax advantages ourselves (write offs, depreciation, pass through deductions etc. these are some of the main reasons many people invest in real estate). 

If so, where could I get one with out having to to to a lawyer to write one up? 

Maybe he happens to write in a similar manner to the AI responses.  67% AI generate implies 33% not AI generated.  

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
