With regards to "red tape" I'll tell you that the week after we closed on our property we received a letter from the historical society welcoming us as new owners, but they also informed us that any work done to the exterior needs to be approved by them first.

Everyone thinks that replacing a light bulb should cost $5, meanwhile you have to send out a qualified person on payroll with benefits on a company vehicle, who has 30 minutes travel both ways and then Home Depot ran out of that special light bulb..

I've got about $10k I'm willing to spend, and here's what I've come up with as far as updates go:- Add shelving for grocery storage - there's very little today- Rehab the front porch (you can feel the plywood sink in places as you walk over it)- Repaint the outside of the house (paint is peeling)- Add a fence for the back yard- Add a back door (there's only one entrance/exit to the house)- Pave the driveway on both sides of the tree out front- Add exterior lights to the side and back of house- Update kitchen counters (granite?)

Mid-term rentals to traveling nurses or other healthcare professionals could be a lucrative niche for your househacking strategy. 

We also beautified the exterior, fixed the roof, have now rented the bottom unit to a medium term tenant as Albany Medical Center is a 5 minute walk away.

All this glass makes it so the interior space is contiguous with the exterior space.
