I can't even begin to tell you how valuable that time was in getting the most up-to-date info on the industry and doing a deep dive into what to look for, how to analyze deals, how to run facilities, rate management, etc.

To date I've been able to account for smaller expenses by tying them to a specific property if for example I'd purchased an inexpensive hand tool for a specific project on that property but I don't think that would be the proper way to account for more expensive tools that I bought for the overall business like a new lawn mower or something. 

Will underwriters use Year to date Capitola gain sales into that average?

Just because a policy date is on the original, doesn't mean the contractor's policy is active.We do it all day every day for property owners.  

It covers everything from the specific start and end dates, quiet hours, common space sharing, overnight guests, etc. 

When I do, I use a written agreement that explains specifically what they will do, who pays for what, the materials to be used, a completion date, etc.

Downside equals some people think they are very dated from the 1970s.
