The only people I have seen lateral into the mortgage industry as an MLO with no prior experience are fresh college grads. 

I know a kid fresh out of high school who just purchased his first investment property.   

Sometimes they are understanding and sign a fresh lease at the higher rate, and sometimes they simply can't make it work and choose to leave.

if you want D class property then youll get good cashflow but comes with its own set of headaches, i say if you are fresh to this, then take a deal when you get a deal especially in this market

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint.
