Based upon the way you asked the question, I would assume the problem is that you are requesting a purchase loan that represents too great a % of the property's current, not potential value.

The 1% commission idea sounds great, but at least with a certain Seattle company that is growing in popularity, their 1% only represents the selling commission.

@Marcus Alig  I can tell you with certainty that if I had a family member or friend who didn't use me to represent them, I would be both hurt and angry.The best way to go about this is to proactively tell all of your Realtor friends that you're looking for an agent, but that you also have other friends who are Realtors.
