@Sidra Amir I have a needy tenant that comments on EVERYTHING we do at the property from small maintenance issues to having large pieces of equipment onsite for projects.

One project went sideways, two went as planned, and two were slightly over budget.

In each instance, fault was on person B (Yourself in this scenario) and NOT on person A who the tree trunk was on there property but limbs overhanging neighbors, AS LONG AS they had readily allowed and made no conflict to person B cutting out/down whatever was projecting onto there property line. 

Purchase price: $242,500 Sale price: $430,000 I used private lending to cover the down payment and closing costs, then paired it with a hard money loan to fund the project.

In short, don't be scared of someone buying a project out from under you.

Everything is looking good, Just wanted to double check the projected was the correct formula.. still learning. 

Start small with simple rehab projects like painting or landscaping to boost value without overextending.
