It does eliminate the need to add chlorine but the chlorinators (Pentair IntelliChlor) have a fairly short lifespan.  

From what I’ve read in The Economist, short-term construction loans or hard money financing could be a great fit to cover the $90K needed.

I am looking to grow the portfolio to short term rents in Daytona Beach, Florida.  

I did some cold calling with it last year and got some solid leads.

The only investments I’d do there is in short-term rentals in either Rome, Venice or Florence.

I’m also based here and have experience with short-term rentals, property management, and work with investors like yourself.

If I did short/mid term rental I could do about $3.5K/ month for 10/12 months.

I am guessing that the tenant may be short on funds to pay twice for Jan, until reimbursed by the old owner, so would first make your case to the old owner who has the funds you are owed and certainly hope once reminded of that will refund them. 

It's not easy, but all successful agents operate like a business with daily tasks to attract leads and follow through on those leads.

I want to give them the benefit of the doubt they are just struggling with staffing but now have seen some red flags that lead me to believe there might also be some type of deceit/fraud and possible financial trouble.
