Bruce P. Design feedback needed on removing part of a garden wall

Since the sprinkler system runs throughout the soil in the garden wall and the soil is also basically a moderately inclined "hill", it might not be too easy to demolish the part of the wall that surrounds the ADU and fence it off, but my friend is fairly new to the rehab process.Here is a link to a diagram that explains it visually: ADU diagram (for some reason picture attachment isn't working)

If you intend to hold onto the property, or are just inclined to do your rehabs correctly, get a unit that is properly sized for your ducting and sq footage.FHA HVAC equipment that is oversized for the installed ducting is prone to shorter life span due to short cycling and potential cracks in the heat exchanger since the ducting will not allow the proper amount of air to be moved across the exchanger.

I think technically you could start an eviction for that, the slow kind of eviction (for reasons other than non-payment), but then you’d get into court and the tenant would say no they don’t live there, they just visit a lot, etc.In practice, if nothing bad comes up on the criminal check, and they pay their rent on time and don’t disturb the other tenants in the building, I have generally been inclined to look the other way.

I've actually talked to a weatherization (efficiency Maine partner), as well as an INSTALLER who both told me that they probably wouldn't be a great choice for multi's (even with today's higher efficiency) and I'm inclined to share their cynicism. 1.) monthly maintenance (more or less) with filters. 2.)

We are extremely confident in the Airbnb model as it has worked for us in our current home for the past year (we own a 2-family home and list the 2nd apartment as a short-term rental).My wife and I both attended a Fortune Builders workshop last year and where inclined to invest in their Jumpstart program simply for the access to the contracts, forms, legal procedures and their back-end-office system.

Also agree you should take the initiative and do as much education before hand (books/webinar/podcasts..etc)  as someone who would be more inclined to take on a mentee who is already moving forward and the books will only take you so far.
