I was under the impression that in NJ or at least Atlantic County Nj you did not have to pay the insurances a full year upfront.  

I was able to share the knowledge I'd gained from BiggerPockets and he was impressed enough to say, "I have money to invest, but I'm scared about investing and I don't know enough about real estate. 

@Andrew Stegmann IS the broker sending you listings under the impression that you'll do business with them? 

It was my impression he was very interested in doing the deal and I was excited to work with a flipper which in return I will receive valuable advice.

He did, and was recently bought out and I haven't asked for details but I'm under the impression his share reached into the 7 figures.They were considering purchasing a property in Austin, where I live, and I agreed to help them research it.

I've been sending people the PDFs of my BRRRR, Rental, and Flip calculations using the BP calculators and everyone is SUPER impressed. 

It all boils down to the finishes and expected construction composition.

We'd be interested in anyone's experiences, impressions, and (especially) local knowledge on the marketplace there. 

After having talked with an extremely smart, aggressive (maybe more assertive) but "definitely on top of things" real estate agent yesterday who emailed me all the different marketing materials she uses (I was really  impressed!)

I'm also curious to learn more about raw land investing, and of course, am entirely open to the experience of others and will likely change/modify this initial shell of a plan as I learn more and gain more experience.My goal with real estate, on a broad scope, is to build wealth via passive income in order to enable a lifestyle in which my wife and I can make traditional work optional and use our time to engage in meaningful projects and endeavors to help others in need around the world.Thank you again for building such an impressive community!
