Im back on bigger pockets after a long hiatus; trying to start up a STR from a owner occupied 2 family home with intent to advertise on furnished finder. 

How did current owner finance the property or were they unable to finance the property due to the encroachment and was this information withheld in disclosures? 

@Richard Bautista Out of state Section 8 rentals is a transactional fee collector where everyone eats except for the owner.

Hi fellow investors,I have several owner-financed mortgages in my portfolio with interest rates of 10% and higher.

If they are renting have you checked with owner?

I'm not sure if you're aware but STRs are not legal in JC unless you the owner live in the building 

Investment properties pay more property tax than home owners.  

For example in many jurisdictions I can STR units in a duplex but cannot STR an ADU (some jurisdictions will let you STR if you owner occupy).

I like smaller companies whose owners are not brand new but not old and burned out either.

Fellow STR owner/manager from TX.I do think there is value in having some pre guest documentation in the event that you have a guest come in and make false claims about cleanliness, etc.
