A hot tub is always nice, and if you have a game room, that's good too. 

I bought my first home just before I finished college and lived in it for 3 years while renting out the 2 of the rooms.

I bought a condo while in grad school to live in and rented the other room out. 

I am an investor in CO and we're doing a garage conversion including the room above the garage and that is looking like it's going to be 150k but that is for about 800 sq ft including some foundation work, adding a full bath, laundry hook up, and kitchentte. 90-100 seems high for 330 ft to me but that may be CA prices!

HI Eric,You can always start off by house hacking meaning you live in one UNIT or ROOM and renting out the other vacant units/rooms to offset your monthly mortgage payment.There are several ways to run and make sure you are maximizing your rental income while keeping your living expense as low as possible.

@Caleb Raymaker there's not a lot of OOS investors looking at Bay City, Flint or Saginaw.Decent amount looking at Traverse City area.Detroit and Grand Rapids get most of the attention.

As for how they screwed me out several grand, I started by doing 2 of his events, and actually got a lot of value out of them for a great price.

Never say never with a grumpy IRS agent in the room. 

Looks like you have a lot more room for a proper sized dining table.
