Any advance or deposit of money furnished by a tenant or lessee to a landlord or lessor to secure the performance of any part of a written or oral lease or rental agreement shall be returned to the tenant or lessee of residential or dwelling premises within one month after the lease shall terminate, except that the landlord or lessor may retain all or any portion of the advance or deposit which is reasonably necessary to remedy a default of the tenant or to remedy unreasonable wear to the premises.  

Furnish a vacant rental and turn it in to a short term rental.

We are specifically looking to invest in SFH for STR's and wanted to post in the STR forum asking members to share a link back to their STR listing [like on Airbnb] for ideas on marketing, set up, furnishing, gadgets, etc.Is that against BP rules?

I've had properties that did not come furnished with fridge or stove. 

Having sold SF homes also, it's easier to sell a home that is nicely furnished than vacant.

@Matthew Rembish, The bad news is that until 2018 he could have 1031d the land and building for other investment real estate and the FFE (furnishings fixtures, and equipment) for other business equipment. 

background:  - Mortgage free  - moved out two years ago   - Still furnished  -  HOA fee $100 month  - has an expectation of getting same value of homes sold in neighborhood that have been updated even though his still looks the same         from original build in the 90's

Since I bought the home furnished she said I could list the purchase date of the original owners and the actual date of anything I bought for depreciation purposes.Can you let me know how this affects me from a tax perspective?

The tenant stated that he did not have a ss# (which was not true because he is in bk now with one)  He stated that he had just arrived in the Country a few months ago as a rep for a furniture company in Denmark to furnish the new Mercedes Benz HQ in Atlanta and also the We Work facilities. 

The concept is furnished rentals that are rented for short terms as short as 1 day to 30days or longer if you desire.I'm a newbie.
