You can collect applications and then choose the "most qualified" applicant, but that's opening the door to Fair Housing complaints.

Most cash flow or door chasers fail to understand this and that's what leads to bad investment decisions.  

Maybe I am missing the big picture on this one but I’m not ready for several door properties which would be a higher and easy 1031.  

Have you knocked on the door and had someone answer and say I have a lease on this place and are paying for it.
