Just wanted to embarrass my good buddy Josh Dorkin and publicly let everyone know it's his birthday today!

Hi Garrett,I'm embarrassed to say I paid a lot of money to a guru. 

Since the seller's name and credit are still on the bank loan, they have to be in such a bad position that they fear foreclosure and embarrassment/ bad credit more than they do you not making the payments. 

Yea, I'm embarrassed that this guy is in my market.

I was embarrassed when I found out that he was a very wealthy real estate investor in my city.Even though I have always been hands on, as I get older, I only hire people who are in love with the work that they do. 

It seems like when I run numbers on a property my offer needs to be embarrassingly low.

I was very embarrassed, because no matter how many candles I had the smell was just not going away by this time I was getting bad headaches every day coughing sleeping all the time to the point where I went for full time at work to part-time work I saw when it rained in the porch where it was screened in right by the front door.

As you stated it is not the money, but the embarrassment of knowing better and doing it anyway, thinking "it will be Different this time."  

I’m very embarrassed at the mistakes I have made but I won’t let it happen again.
