But you dont have to be filthy rich with lots of cash to do it...though lots of cash never hurts lol.they had to find a deep pocket partner and one with experience banks simply don't make large multi family loans based on land value and no experience..

BTW the house is an early 80s build 3/2/2 in a pretty dense neighborhood, not a lonely rickety 120 year old house in the deep woods, just in case anyone was wondering.

And yes, i would assume the whole house would need a deep cleaning afterwards.  

With my professional connections, I can get a lot of construction labor and materials at deep discounts, however I should plan for it.

If you want to stick to the DC/MD/VA area, you might want to consider house hacking a SFH and Airbnbing an extra level/room/basement/crawlspace/fallout shelter-- like you said multis are few and far between here, but you might be able to find some in areas that show up as that beautiful deep navy blue on the Trulia crime map.I live in northern VA but do all my investing outside the area.
