these are facts and circumstance cases.. did the contract have a mandatory mediation then arbitration clause or do you have to go straight to the court system.either way if seller does not cooperate your going to spend some months flushing this out.

When I have had to evict, I've found the courts and sheriffs here very easy to work with and it has been a quick process (in fact just as quick as any other state which is one reason CO is consistently named in the top 5 landlord-friendly states).
