If everyone wanted to move and sublease the space for the remainder of the lease then you are required by law to allow them to do so (in that case a no-subletting clause is illegal) When a tenant approaches you about subletting be sure you explain to the tenants that they are completely responsible for the sublease tenants payment and behavior.
