This will depend on how large the park is , what market, what the utilities are compromised of, are there any homes, lot sizes.  

@Mark Andersen, a lot depends on your goals and the lifestyle compromises you are BOTH willing to make. eg.

My name and also the name of the person that has been an owner in the building the longest.I recently printed off the past 6 months of bank statements and went through the charges line by line.Pizza, groceries, food delivery, gas stations, Wal-Mart, ATM cash withdrawals, liquor stores, more liquor stores, and a sex toy store.As soon as I found this, I knocked on the suspect's door and told him that I "found some charges on the account that don't seem legit, the association debit card might be compromised."

Non-expedited would have been about $650.I did recently have an inspection of a 6-unit apartment building run me $1,500; that was quite the hit but would have been worth it if the seller had been willing to compromise on price as it would have basically given me a complete scope of work to give to the GC for repairs.

The tenant had called the utility company, who shut down the power to the house, since the service from the street had been compromised from the falling ice.  

Don't get me wrong, this is a business and I will protect my assets, but that doesn't mean we can't compromise at times. 

Lesson learned: don't be average.Stable, salaried, and decent paying is a tricky combo in RE ... you will likely have to make a compromise somewhere on that list.

make sure that you don't get emotionally attached to any property, know what your MAO is (Maximum Allowable Offer) and stick with it, don't compromise just to get a property.
