It is a very block-by-block market.

Or I own all the other houses on that street and I just needed that lot to own everything on the block.   

I guess it's really tough to block partial payment w/o the rent collection platforms :( End of the day, I am trying my best be afloat landlord :)

Trying to figure out what their pain point is to see if terms might help. 

You could theoretically buy up one or two blocks of dilapidated houses near SU or Crouse Irving for cheap and fix them all at once and change the look of that particular block in the city, but it would be risky.   

The prepayment penalty could be painful if rates drop within the next decade.

What a pain to have to do this every year.

Philly is not the type of place where you take advice, it's the type of place you have to drive multiple times to see where the blocks change from B to C and C to D.

Every market you go to will have growing pains associated with learning the market nuances, finding the right team, and finding the best deals.
