Solid post and would agree with everything - but the last one - "Local or National Expert" - I do think there is still value here but I would say this is the one area that is being I'd argue reduced in importance via technology and ability to reach people digitally and remotely - but like you said, its really more important for people trying to scale - where if its your first or second, local probably makes a lot of sense

My property manager company sent the past tenant a bill for the damages which the tenant did not respond to. 

Their website terms & conditions include giving them the ability to kick someone out of the course without refund for “being difficult to work with” 😂 are you serious?

She has the ability to pay rent, but would rather spend it on material items than her bills.

Single-family homes offer reliable rental demand, lower turnover rates, and the ability to benefit from property appreciation over time.

One thing I'm struggling with however is my ability to really understand the local markets in some of the areas I've been targeting.Among a couple areas, I think Watsessing Ave in Bloomfield has great transit, appropriately priced properties (cash flow opportunities), and there seems to be some serious development happening (new supermarket and luxury apts just finishing a short walk east of the Watsessing Ave station).I've driven many of the streets and seen a few properties in the area to get a feel.  

If there is anyone with experience in the area with any input for me on how an ADU will affect the property's value and ability to sell that be appreciated!

- Will this strategy impact my long home buying abilities 2-3 years from now when I am looking for my long term residence, and if so how? 

The lender will not let you buy the property if there is no ability to occupy it within 60 days. 

State, County, and City taxes- I understand.I underestimated the HOA's ability to impose taxes (or surcharges) as well and this property belongs to 3 HOAs.
