IMO subject to transaction work better with commercial property than residential; and better with residential investment property than residential owner occupied. 

You're in an anti-landlord city, one which provides tenants free resources to fight evictions.

Anything more than a small application fee ($200-$300) and maybe an appraisal ($300-$500 if residential) and I would look elsewhere.

It's wild to me that this is suddenly a requirement.I own a 4-unit residential property in the seacoast of NH. 

I have an opportunity to construct a mixed-use building with 42 residential units (each around 600 sq. ft. with 1+ bedrooms) and 2 commercial spaces, totaling approximately 42,000 sq. ft.We have a solid understanding of constructing smaller projects, such as 2-4 unit buildings, but this larger scale is new to us.

Unless you own a couple of residential investment rentals already for 12+ months.

It'd be a residential loan.

I agree to it 100% and that's why when I work with my investors or even residential client don't offer percentage commission.

Do you have a buyer's checklist or know where I can obtain one for due diligence on a residential single-family home?
