my question I stay in the dc area and only do Air b and b or Coprate if you get a person that does not want to leave out of your unit it will take you close to a year to get them out due to the laws please chime in?

Lots of risk of fire plus smokey air if there is a fire can cause some annoyance to guests.

The next step isn't to pay someone a ridiculous amount of money to pressure you in to taking action, it's just taking action and learning. 

This is putting downward pricing pressure on the classes below it, as people move up for a comparably better unit at a relatively reasonable increase in cost.

Virtually all basements are going to have water concerns, whether from high water table, moisture attempting to move from soil to concrete/concrete block to air, actual infiltration from walls, etc.
